New Construction
If you plan to construct a new 5,000+ sq. ft. building, your first step is to hire an architecture or engineering firm of your choice. They will assist you during the Site Plan review process with the City of Milford's Planning Department. If your new construction is a by-right use within the land zoning, you will follow the Permitted Use Site Plan Procedures. If your new construction is a conditional use within the land zoning, you will follow the Conditional Use Site Plan Procedures. Preliminary Site Plan of a by-right use is reviewed by the Planning Commission for approval or denial. A Conditional Use Site Plan is reviewed by the Planning Commission and City Council. Final Site Plan is approved administratively by the Planning Director and City Engineer. This process takes at least six months. Planning Commission meetings occur on the third Tuesday of each month and City Council public hearings occur on the fourth Monday of each month, so a Conditional Use Site Plan can be reviewed at a Planning Commission meeting and City Council meeting held within the same month.
You can wait for Site Plan approvals or work simultaneously to submit a commercial building permit application, stamped plans prepared by registered design professional and State agency approvals. More information about this process can be found here.
