Interior Renovations or Change in Use

If the proposed use of the building requires interior renovations or constitutes a change in Use and Occupancy Classification per the International Building Code, the business would need to do the following;

i.e. if a new medical office proposes to take over a space formerly occupied by a bookstore, the medical office would need to obtain a new Certificate of Occupancy from the City because the use group stated on the building’s Certificate of Occupancy would be changing from (M) Mercantile to (B) Business. A retail space (mercantile use group) uses different formulas to determine the occupant load within a commercial space than a medical office (business use group). Occupant Load and Use Group affect fire safety and plumbing requirements; therefore, SFMO, State Plumbing Office and Building Official approvals are required.
